The basics to how Covid has affected / changed a market

I have been curious how Covid has affected a certain industry: real estate. The virus definitely added a more online / virtual experience in several areas. I noticed before Covid, the real estate industry was already evolving (using drones, online tours, even true virtual experiences). This is one area you definitely need the physical side to make a decision.

​1. Why did you choose a career in real estate? / What gained your interest in becoming a real estate agent?  
2.What are some of the challenges involved in entering real estate? Any initial, financial, costs?  
3. Is a formal education / degree / certificate required to enter the real estate business?  
4. When Covid-19 / Coronavirus hit, from your experiences, what happened with the real estate market / business?  
5. How have technologies changed in the real estate business? Examples: showing properties / meeting potential buyers.  
6. Was the real estate business solidly included in the Pennsylvania shutdown or a gray area? By this I mean, were there exceptions / exclusions or the entire market / business marked as non-essential?  
7. When restrictions started to lift, how fast is the real estate market / business recovering? 
8. How has Covid-19 / Coronavirus affected your learning / advancement in real estate?  
9. Hypothetically, if there is another shutdown, how much do you believe the real estate business will be impacted? Examples: Properties still being shown / bought. Potential buyers being more cautious.  
10. At the risk of stating the obvious: rules / restrictions are still in a state of change / flux. Does this impact the real estate business / market? Positive or Negative?  
11. Since Covid-19 / Coronavirus started, in your opinion, is it more of a buyers or seller’s market?  
12. Again, in your opinion, has it become easier to buy a property since Covid-19 / Coronavirus started? Examples: Easier to receive loans / financing. Sellers more willing to work with potential buyers.  
13. Advice for someone who is considering real estate either as a career or part time?
